Has the Housing Market Bottomed Out? Here's What I'm Seeing in Austin's Westlake, Bee Cave & Lake Travis Markets

Compass CEO Robert Reffkin recently shared his belief that the U.S. housing market has already hit bottom, pointing to a projected increase in existing home sales from 4.0 million last year to approximately 4.2 million this year.

While I appreciate the optimism, I think the answer is more nuanced—especially here in the Austin area.

As a Realtor working daily with buyers and sellers throughout Bee Cave, Lakeway, Westlake, Rough Hollow, Falconhead, Lake Pointe, Sweetwater, Spanish Oaks, and the Lake Travis area, I don't believe we're in a dramatically different market than we were a year ago. What I do see is a market that has become much healthier and more balanced.

  • Present the home exceptionally well through staging, photography, video, and marketing.
  • Understand that buyers have options and expect value.

Homes that are turnkey, well-priced, and marketed correctly are still selling. Homes that miss the mark often sit.

Mortgage rates remain the biggest variable.

Whether rates settle closer to 6.3% or remain closer to today's levels will influence buyer activity, but I'm finding that life events continue to drive decisions.

People are still relocating to Austin.
Families are still moving for schools.
Executives are still transferring.
Homeowners are still upsizing, downsizing, and investing.

Waiting for the "perfect" rate isn't realistic for many people whose lives continue moving forward.

I don't think we're in a housing boom, and I don't think we're headed for a housing crash.

I think we're in a normalization phase.
