I talk to California buyers every month who are relocating to Austin, and the question is almost always the same: "Where do I even start looking?" Having personally guided so many of these moves, here are the five West Austin neighborhoods I'd point you toward first — and why.
If you're coming from a place like Palo Alto, Manhattan Beach, or coastal Orange County, Westlake Hills will feel the most immediately familiar. It's polished, established, and walkable to great restaurants and shopping, with some of the best schools in the state through Eanes ISD. It's also the shortest commute to downtown Austin of any neighborhood on this list — a big draw if you're still tied to an office a few days a week.
Best for: Buyers who want an established, walkable community and top-tier schools without sacrificing proximity to the city.
Bee Cave gives you Hill Country views and a real sense of space, while still keeping you about 25 minutes from downtown. The Hill Country Galleria means you get upscale shopping and dining nearby without needing to drive into the city for it. For California buyers used to a strong retail and dining scene close to home, this is often the neighborhood that makes Austin feel less like "moving to the country" and more like a natural extension of the lifestyle they're used to.
Best for: Buyers who want Hill Country scenery and larger lots but still want convenience built in.
If water and an active, resort-style lifestyle matter to you, Lakeway is worth a serious look. Golf courses, marinas, and direct Lake Travis access give it a country-club feel, and the community is tight-knit in a way that surprises a lot of California buyers coming from larger, more anonymous suburbs. It's a strong fit for buyers prioritizing lifestyle and amenities as much as the home itself.
Best for: Buyers who want golf, water, and a built-in social community.
For buyers who want real privacy, acreage, and true waterfront — Spicewood is where I'd send you. It's quieter and more rural than the other neighborhoods on this list, with larger lots and direct lake or river frontage. If you're coming from somewhere like Napa or Marin County and want that same sense of space and seclusion, this is the closest match in the Austin area.
Best for: Buyers who want privacy, acreage, and true waterfront living.
Spanish Oaks is a gated, ultra-private luxury community in Bee Cave with sweeping Hill Country views and some of the most architecturally distinctive custom homes in the area. For California buyers used to gated luxury communities and a high bar for privacy and design, this is often the neighborhood that feels most "expected" — polished, private, and undeniably upscale.
Best for: Buyers who want gated privacy and standout custom architecture.
