How a Bee Cave Home Sold After Its First Buyer Walked Away: A Terra Colinas Case Study

The referral

This seller came to me through a past client, someone whose home I had listed in Provence, another Bee Cave community. They were friends. He introduced us, and that trust carried into how we worked together from day one.

The moment most agents don't know how to handle

We listed the home in Terra Colinas in May at $630,000. Within the first week, we had an over-asking offer. Then the buyer backed out. The inspection had come back clean. Nothing was wrong with the house. For a seller, losing a strong deal for no clear reason is one of the most unsettling moments in a transaction, the kind that makes people question whether their home, or their agent, is the problem.

Neither was. I relisted immediately, kept the sellers informed at every step, and didn't let one buyer's decision dictate the story of the sale.

Staying steady through a slow summer

The next few months brought numerous showings and no offers. That's the stretch where a lot of agents go quiet and sellers start to panic. Instead, every piece of feedback that came back from a showing, I brought straight to the sellers, along with a clear read on what it meant and what to do about it. In July, that feedback pointed to one answer: reposition the price to $600,000 to get back in front of serious buyers. Not a panic move, a calculated one, based on what the market was actually telling us.

The turnaround

We went back under contract with a buyer who was excellent to work with, and an agent on the other side who made the process smooth. The deal took more time and more communication than a typical transaction, but that extra communication is what kept it together. I coordinated my handyman for repairs and connected the sellers with my contacts to help with their transition, so the harder parts of the process happened without the sellers having to manage them. The home closed on September 16.

What the sellers said

At closing, the sellers didn't talk about the offer that fell through. They talked about the communication throughout, and about how I went above and beyond to make a longer, harder process feel easier than it should have.

Why this matters if you're selling

A deal can go sideways for reasons that have nothing to do with your home. What determines the outcome is who's managing it when that happens, whether they stay calm, keep you informed, and have a plan instead of just a reaction. That's what this sale came down to, and it's how I handle every transaction, not just the easy ones.

Frequently Asked Questions

What should I do if my buyer backs out after a clean inspection?
A buyer can walk away for reasons unrelated to the home's condition, financing, timing, cold feet. The right response is to relist quickly, keep the seller fully informed, and use the setback as information rather than treating it as a failure.

How do I know if my agent can handle a deal that gets complicated?
Look for an agent who communicates proactively when things go wrong, not just when things go right, and who responds to a setback with a specific next step rather than a general reassurance.

Why would a seller reduce price mid-market instead of waiting it out?
A price adjustment based on consistent buyer feedback, not panic, is a strategic decision to stay competitive against other active listings in the same corridor, including new construction.
