The Best Week to Buy a Home in Austin in 2026 Is September 27 to October 3

Quick answer: According to Realtor.com's 2026 Best Time to Buy Report, the best week to buy a home in 2026 is September 27 to October 3. Austin is one of 14 major metros where the local best week lines up with the national one. Buyers that week can expect about 31.9% more active listings than at the start of the year, listing prices about 3.5% below the summer peak, and about 30% less competition than at the busiest point of the year.

As a luxury real estate broker in Bee Cave for more than two decades, I watch this shift happen every fall. Here's what the national data says, and how it plays out across West Austin, Westlake Hills, Lake Travis, Lakeway, Spicewood and the Texas Hill Country.

Why is late September the best time to buy a home?

Realtor.com ranked every week of the year on six measures: active listings, new listings, listing prices, time on market, buyer demand and price reductions. The week of September 27 to October 3 scored best overall. Buyers can expect:

  • More inventory: 13.3% more active listings than the average week, and 31.9% more than in January.
  • Less competition: Buyer demand runs 30.1% below its annual peak and 14.4% below the average week.
  • More time to decide: Homes are projected to sit about 64 days on market, roughly 13 days longer than at the year's fastest pace.
  • Lower prices: Listing prices usually drop about 3.5% from their seasonal high. On the national median home (about $416,000), that's roughly $14,000.
  • More price cuts: About 5.7% of homes get a price reduction that week, one of the highest rates of the year.
  • New listings: 20% more new listings than at the start of the year.

Does the best week apply to Austin?

Yes. Austin is one of 14 of the 50 largest U.S. metros where the local best week falls in the same September 27 to October 3 window. The others include Atlanta, Chicago, Dallas, Denver, Houston, Los Angeles, Minneapolis, Philadelphia and Riverside.

In the large metros where the local and national timing match, Realtor.com found buyers historically see:

  • 17.6% more listings than a typical week
  • 36.1% less competition than at the annual peak
  • About two extra weeks on market
  • Listing prices 5.7% below their peak

What does this mean for luxury buyers in Bee Cave and Lake Travis?

The national numbers are based on a $416,000 median home, but the percentages matter even more at higher price points. As an example, a 3.5% seasonal dip on a $1.5 million home in Spanish Oaks or Lakeway works out to about $52,500. On a $3 million waterfront home on Lake Travis, it's about $105,000.

What I see locally every fall:

  • Sellers who listed in spring and summer get more flexible. Once the school year starts, sellers who expected a summer sale are more open to talking about price, repairs and closing timelines.
  • Relocation buyers have fewer people to compete with. Families who moved over the summer are settled, so buyers relocating to Austin in the fall face fewer competing offers on the best homes.
  • Being ready matters more than the calendar. The buyers who get the best deals are the ones already pre-approved, clear on their must-haves, and ready to move when the right home comes up.

Should I wait until later in the fall to buy?

It depends on your priorities. Realtor.com senior economist Hannah Jones advises buyers to "use this window strategically rather than treating one week as a deadline." Buying earlier in the fall gives you the widest choice of new listings. Waiting until later can bring more room on price as demand drops toward the holidays.

Mortgage rates are still higher than a year ago, so the fall window gives buyers a way to make up some of that cost through price and negotiation.

How should I prepare to buy this fall?

  1. Get pre-approved now so you can act quickly when the right home comes up.
  2. Know your realistic monthly payment, including property taxes, which vary a lot across Travis County, Bee Cave and Lakeway.
  3. Work with an agent who knows each neighborhood, from Westlake Hills to Spicewood, and can tell you which homes have room to negotiate.
  4. Look at homes that have been on the market 60+ days. That's often where the best opportunities are.
