Nearly every home in Spanish Oaks was individually designed and built — Mediterranean and Hill Country contemporary architecture from the early 2000s through new construction today. That drives a wider price spread than a builder-grade neighborhood, and it means comps have to be read carefully; two "similar" homes can differ by $1M+ based on the builder, finish level, and view.
Days on market run longer. Spanish Oaks homes have recently taken somewhere in the range of 3-5 months to sell on average — longer than the national norm.
